At ONE, the path to your custom home is structured, transparent, and design-led. We help guide your every decision, coordinate every detail for you, and keep you informed from first conversation to move-in.

Client Consultation

This is your opportunity to share – where we get to learn your objectives, overall budget, target property parameters (location, size, characteristics), and the home you envision (square footage, bedroom/bath count, features, aesthetics and more). We’ll discuss what’s achievable in today’s real estate and construction market, present options, and recommend a course of action tailored to your goals. You receive a concise summary of takeaways and next steps.

Initial Engagement

Once you get informed and get the game plan, you can decide when you’re read to proceed. We’ll formalize the engagement paperwork and collect a design retainer.

  • Property Acquisition: We and our real estate team can source suitable sites aligned to your criteria and budget, utilizing both commercially available on-market property resources as well as those off-market and direct contact opportunities which may only be privately available to us.

  • Concept: We develop conceptual floor plans and elevations, based on the information you provide, review them together, and refine until the full concept is ready for your approval. We apply an estimated initial budget to the concept based on your required specifications and desired features.

Contract, Financing, and Property Acquisition

We not only help you to source the right property, we also confirm build-ability, and negotiate a fair price and terms. Once your site is secured and you approve the concept, specifications, and budget, we proceed to the construction agreement. We’ll connect you with a qualified lender who can supply a single-close, construction-to-permanent loan covering the land purchase and construction, turning into a traditional mortgage upon completion.  We deliver all required documentation and coordinate with them through closing – saving you time and effort.

Design, Planning and Permitting

In the time between contract execution and closing, we advance the concept into permit-ready plans. Together we review and select the home’s exterior finishes and key mechanical systems, along with early-stage design conversations. This culminates in the submission of plans for municipal review and permitting.

With permits issued, we break ground. In parallel with the construction process, we conduct a series of design discussions ranging from plumbing fixtures, flooring and cabinetry to millwork, wall finishes, countertops and more. At each stage, you’ll receive conceptual layouts, options and pricing before looking-ahead to upcoming meetings where final decisions will be made.

Prior to insulation, we conduct a Rough Inspection together –verifying locations and accuracy of all mechanicals, capturing any last-minute adjustment opportunities. After sign-off, we proceed with insulation, drywall, and priming.

TRIM CONSTRUCTION

We maintain proactive management throughout to ensure quality control and optimal results. If desired, we curate and coordinate the installation of all FF&E (furnishings, window treatments, accessories) so the home comes together seamlessly and completely.

FINISHING

Concurrent with Interior finishing (and seasonally-dependent), we complete Exterior site work – driveway, walks, patios, hardscape, grading, and landscape. Final exterior fixtures & features are set, floor & wall finishes are finalized, and all mechanicals are trimmed.

Final Inspections, Punchlist & Move-In

In addition to ONE’s regular management and review, municipal inspections are conducted to confirm compliance and safety. At their completion, we perform a joint Walkthrough to review systems, care, and maintenance, and document any outstanding items. We prepare a Punchlist of items to be completed before you Move-in. You receive a close-out package (warranties, manuals, and service suggestions), and we coordinate your move-in date.
